Tips On Using A Real Estate Search Tool Effectively
One of the benefits of the internet has been the rapid growth in specialist search engines or search tools. The real estate industry has one of the best specialist search tools available, especially when it comes to sites like The Best Home Search Ever. With maps from Google Maps showing you exactly where each property is, you can plan a home buying program right from your computer.
Like all search tools, the real estate search tool needs to be used effectively if you really want to find properties to look at. Taking shortcuts could leave you with either too few or far too many homes to wade through. Here are some tips to quickly find a list of homes to review.
Decide on your budget early and decide whether it is based on what you can afford to pay as a monthly mortgage or what you can afford to pay as a final price. You can make offers so if your limit is $350,000 don’t be afraid to look at properties in the $350,000-$400,000 range.
Enter as many details as possible. If you decide you want a townhouse in Maryland with a maximum value of $350,000, you will get around 3,500 results. That is a few too many to have to sort through. How many bedrooms do you require? How many bathrooms? Enter them in.
Even entering 5+ bedrooms and 3+ bathrooms gave me around 100 homes to review. If I concentrate on just Baltimore, I still have 70 homes to review. As you can see, the more information you provide, the lower the number of homes in the search results. One final tune up to the search. I don’t want homes that are too cheap, they may require a lot of work. Let’s change the sale value to between $250,000 and $350,000. Now I am left with just 17 properties to sort through.
Those 17 meet all my requirements. Five or more bedrooms, three or more bathrooms, townhouse in Baltimore, Maryland and all are priced between $250,000 and $350,000. Now I can view each property in closer detail. I can review photos of each property; the Google Map shows me where each property is; and the property description is fairly comprehensive.
Use the search tool effectively and you will find yourself presented with a list of properties that perfectly match your requirements. Sorry, the hard part of selecting the right one is left totally up to you – no amount of software programming would ever solve that problem. Have fun, play around with it, and before you know it, you will be a master at finding the right properties using a real estate search tool.
