Selling Your Property? Try To Stand Out From The Crowd
They say it’s a buyers market at present. This means that buyers have the advantages and sellers have to work hard to find those buyers and to get a decent price. It’s pretty tough out there in the marketplace but you can make life a lot easier on yourself if your property really stands out.
How can you get it to stand out? Here are a couple of suggestions.
- Go across the road and really look at your property. Does it look attractive? Is there too much plant material growing everywhere? Trimming back your garden and at least washing the exterior walls can make the exterior look fresh and inviting.
- Fix up any obvious blemishes. Believe it or not, a thousand dollars spent on repairs can equate to three or four times that amount in the final sales price. Fix guttering, windows, and timber work that looks worse for wear.
- Bring in some color. Different plants flower at different times of the year. If your garden isn’t in flower, bring in some appropriate plants that are in flower. Potted color is inexpensive yet if it’s positioned appropriately around the garden can give the house a real lift.
- Keep the inside tidy and clean but lived in. One mistake is to have your home looking picture perfect – that’s not life. Show your house as a potential buyer can imagine themselves in – a real home, not just another house.
- Fix any internal blemishes. Like the exterior, a small amount of money spent repairing minor problems can save you big dollars in the sales price.
There is an old saying in business – you have to spend money to make money. Often, when trying to sell your home, you may have to spend money – not to make money, but to have your home stand out to win the buyer over. If you’re lucky, you may even sell it at a decent price. Whatever you do, don’t give the potential buyer too much room to negotiate a reduced sales price because of problems that could easily have been fixed.
