There is one aspect of selling a home that most home owners forget – competition. You are in a competitive market. It doesn’t matter how much you love your home, or how good you feel it looks in comparison to others. What is important is what potential buyers think of your home. There are several important factors to look at when selling. These include:

Visual appeal – how visually appealing is your home? If it doesn’t grab a potential buyer early in viewing, then it never will.

Location – location has become one of the most important keys to a quick sale. Some areas are turning over housing stock at much faster rates than neighboring suburbs or counties. If you’re in the wrong location, then everything else has to work really well if you’re going to make that sale.

Size - if the current trend is for four beds and two baths, and you only have a three bed with one bath, then you will be facing an uphill battle to compete with the more preferred housing stock on the market. Again, everything else has to work really well just to attract viewings.

Price – one of the most important keys in today’s market. You have to have an aggressive sales price – too high and you won’t even get a look in, too low and people may wonder what is wrong with your home (although you will get people coming in to have a look).

Real estate agent – still the most important key to selling your home is engaging a great real estate agent. You need to engage someone who can write great sales copy, especially when it comes to the MLS. They need to be able to sell the benefits of your home even though it may be in the ‘wrong’ suburb, or the wrong size.

With a good real estate agent, an aggressive price, and a well presented home, you are half-way there to beating your competition. In today’s market, the rest is at the whim of the home buyer.
