When selling a home, you need to modify your thought processes. Once the home is on the market, it’s no longer your home.  From this point on, you are trying to do everything possible to make it someone else’s home – and the little things can count.

Selling a home today is difficult, especially if you want to get a good price. One suggestion that makes a lot of sense is to do a home inspection yourself. You don’t need to hire a specialist, you can do the job yourself. Go over every square inch of your home looking at it as a prospective buyer while also looking for faults – remember, part of the settlement process will include a professional inspection, and they will be looking for these faults as well.

Once you find faults, you have a choice. Fix them, replace them, or wait for the formal inspection and to then negotiate with the buyer. By replacing a hot water service now, buyers will see that it has been replaced. Here’s the rub, however. You can replace that hot water service with a real cheap unit, or you can spend a little extra to buy a quality unit. The quality unit will have far more appeal than a cheap unit – in fact, a cheap unit will most likely turn a buyer off.

Rather than take the cheap approach, either buy a quality unit, or buy nothing. You can then negotiate a replacement during the sales process.  It’s no longer your home; it is about to become someone else’s. Cheap, while saving you a few hundred dollars, may actually cost you several thousand dollars when it comes to negotiating that final sales price. Think ahead and you will be doing yourself a favor.

Replace small things that look old and tacky – door handles, shower curtains, and even the old letterbox.  These items are inexpensive to replace, but they can remove that uncared for and tacky appearance. Don’t leave the door open for a buyer to try and drag down your sales price.
