Although we are currently faced with a buyers market, there’s no reason why you can’t place your home on the market and gain a quick sale. It’s not easy, admittedly, but it’s certainly not impossible. To gain a quick sale, you need a number of factors running for you, many of which you can heavily influence. Here is a check list that can help you sell your home reasonably quickly.
Real Estate Agents – choose your real estate agent wisely. Find an agent that has a strong promotion offer and who shows real interest in selling your home. Look around your area to see who is selling – sold signs can help you out there.
Pricing - be realistic with your pricing. If you price your home too high, you won’t get many wanting to view your property. Price it too low and there is no room to negotiate and buyers may just wonder why it is so low. A realistic price is one that has the room for some negotiation yet is a competitive reflection of the market.
Presentation – keep your home and the property in general in pristine condition. Buyers will often have a drive by first – make an impression. When a potential buyer arrives to view the home, make an impression – a positive impression.
Flexibility – be flexible when negotiating the sales price. Rather than dropping the price significantly, offer to pay a share of closing costs. Be firm but fair when negotiating, being too hard or inflexible may cost you the sale.
Understanding – understand what buyers are looking for. Downsizing is one of the trends at present so one, two and three bedrooms are more popular than larger homes. Transfer costs and annual taxes are another concern. However, proximity to services and public transport, for example, can be positives that overcome concerns. Find what buyers are looking for and make them your selling points.
When all is said and done, a good real estate agent should help you to achieve all those points, particularly the last, finding the right selling points for the current market. A buyers market doesn’t mean you can’t sell your home for a good price just as a sellers market doesn’t mean you can’t find bargains. It’s a little harder, but with the right approach achievable.
