Are you selling your real estate? Value is in the eye of the beholder and while some real estate modifications won’t necessarily boost the property’s price significantly, in today’s market they may help a property sell faster and and achieve a higher settlement value. There is a big difference today to what a property is worth and what it sells for – you want to maximize both. Here are five mods that are economical and yet may help to achieve that aim.

Outdoor lighting – this can be quite inexpensive and if you go that little extra and make it solar powered, you will win lots of friends. Just be sure to put the lighting in appropriate places.

Rainwater barrel – this is a little different to most mods yet the potential for home owners to save money by collecting their own rain water for the garden is under-rated. Again, light solar lighting; you will find many home buyers impressed by an environmentally friendly addition like a rain barrel.

Guttering – in the big picture, guttering is not expensive to maintain. It can be expensive to replace. It’s also one of those areas that house buyers look at. It’s often considered an indication of whether or not the house in general has been well cared for. Spruce up the guttering with a lick of paint and generate a positive impression.

The garden – visit your local nursery and pick up some cheap season potted color. Spread them around in your garden so they catch the eye. You could spend $100 at the nursery and come away with plenty of flowering annuals ready to stick straight into the ground. It’s a cheap but effective way to spruce up the gardens. While you’re in the garden, keep the lawns well trimmed.

Paths, walkways and driveways – keep paths and walkways completely clear. If weeds are growing through or onto the path, trim them back – this includes the driveway. If there are engine oil stains, treat them and clean them off. Again, it’s all about impressions – weeds in paths, oil on driveways or in parking spaces all indicate a lack of maintenance yet when you’re busy preparing the home for viewing they are easily forgotten. If you can’t remove the oil, consider painting the area with a quality floor paint.

Those five little mods can normally be done by the home handyman and they can also be done reasonably inexpensively. Yet, when it comes to buyers, each one could make the difference between a sale and a no sale.
