We live in a busy world and this can be seen in the way many buyers approach their house hunting. The internet is often one of their first stops, searching through the MLS. Once they find a home that appeals to them they will view the photos, perhaps even check out the area using Google Maps (or similar), and if it all checks out, go for a drive by to get a first hand view. The question then is, will your home be a magnet to draw them in for a closer look or will it drive them away?
You don’t get many chances to woo a potential buyer these days – there are simply too many properties on the market. People go by instinct, either they like what they see or they don’t. As seller, you have to have your home looking its best for that drive by. One of the problems you will face is that of timing – you don’t know when they will do a drive by. One of the more common times is either on their way to work or on their way home, or both if you succeeded in catching their attention the first time. So what can you do to make your home more appealing? Here are a few selling tips:
Give your home a bath or face lift. For timber fronted homes, at least give the frontage the once over with water and a brush. If it is in a poor state, paint it. $1000 in paint can convert to three or four times that in value – more importantly, it will catch eyes.
Trim lawns regularly. Neat and tidy lawns look good and help to frame the home.
Add color to your garden. Plant flowers all year around – you just need to find the right one. Plant them out and add a touch of color to your garden – it’s a little like eye candy – it adds warmth and appeal.
Fences and gates. Repair, clean, tidy, paint – do whatever is necessary to present a neat and tidy fence line – don’t forget the mail box either.
Remove debris. Remove everything that isn’t essential. Debris, plant litter, even cars from driveways. If you have a garage, put the car in there. The key here is to not distract the eyes. Let the eyes focus on what is important.
Add furniture. Garden furniture placed appropriately looks good and adds function to the garden. Viewers can imagine sitting in the garden enjoying the surroundings.
These are simple tips that can turn your home into a drive by magnet. They can also add value to the price of your home so have it all in place prior to calling for an appraisal.
