Differentiating Your Home For Market Appeal
Selling a home in today’s market place is hard. There are thousands of homes on the market and buyers are becoming thinner by the day. Attracting potential home buyers can be difficult, especially considering how picky buyers are becoming. However, that very picky-ness may make selling your home just that little bit easier.
Differentiating your home from all those around it is more important in today’s marketplace than many other aspects of real estate marketing. This process starts from day one when the home’s listing description is being written and the photos being taken. You need to find unique points about your home that helps it float to the surface when it comes to listing in places like the MLS. As users search through these databases, it should be found in the right category and the listing should sell those unique points.
Unique points can include a range of items including:
- Swimming pool,
- Large external entertainment area,
- Large workshop and garage,
- Well established fruit and vegetables,
- Great views,
These factors do need to be unique – for example, if every home in your neighborhood has a swimming pool, then your pool is a hardly unique. Your photos should include these areas and your description should target those unique features.
Being able to differentiate your home will help to make it stand out. This will attract more views in areas such as the MLS, and if your uniqueness does stand out, you will attract more walk-through viewers. Ultimately, one of those viewers will buy your home.
