For sale signs can tell you so much. You can find desperate sellers easily – they have ten for sale signs in their front yard (perhaps not ten, but you get the picture). You can also determine who the popular real estate agents are – there are pluses and minuses there as well.
The best real estate agents may be the hardest negotiators when it comes to trying to negotiate a bargain price. The worst real estate agents may have reputations for poor diligence. Of course, it’s not true in every case but real estate agents don’t become popular by accident.

An MLS listing may say that the metro is two blocks away, but it doesn’t tell you that each cross road is a nightmare to cross. It may say there is a school or mall close by, but it won’t tell you they are almost ready for demolition. It’s not until you drive through the area that you get a real feel for the amenities and services on offer.
