Real Estate Agents For Buyers – Who Has The Power?
If you’re in the market looking to buy real estate then you should consider finding a real estate agent to represent you. There is no cost involved since the buyer’s real estate agent receives a share of the sales commission. Before taking on a buyer’s real estate agent, considering a few important factors. For example:
Find an agent that is reputable – this is important. You want someone who is going to represent your best interests, not their own. Their fee comes from a percentage of the sales price – the higher price, the higher their fee. Reputable agents will look after your interests first.
Find an agent that helps rather than directs – who is in control, you or the agent? We mentioned in an earlier post that some agents are like ‘taxi drivers’ as they ferry you around from house to house, many of which don’t even meet your criteria. The agent that represents you should do just that, represent you. They should point out suitable properties then leave the decision of self navigating or ‘taxi driving’ to you.
Who has the power when it comes to a buyer’s real estate agent? You know the answer – it has to be the buyer. If the buyer is not in control of every aspect of their property purchase, chances are they will either buy the wrong property or pay too much. How do you find these agents? Easy.
Finding a buyer’s real estate agent is no different to any other service. Ask people you know, ask people from the general area the agent works in, and do an online search to see if there have been any issues with the agent. If there are only a few negatives (there will almost always be an issue or two – it comes with the job) then you have probably found a good buyer’s real estate agent. If they start to control your role, sack them and look elsewhere.
