There is far more to selling a home than just engaging a real estate agent. Agents can do a lot for you, but you have to do a lot of work yourself. We wrote earlier about what makes the perfect buyer – so what would make an ideal seller?

I said it takes a lot of hard work to sell a home – and it does. It all starts with attitude – your approach to selling your home will dictate how quickly it is sold, and for what price.  How does attitude affect selling your home? the more positive you are, the more likely you are to do the following:

  • Pricing. Set a realistic but flexible price. Your sales price has to be realistic given the current market, however, buyers are always going to offer less than the asking price so you do need a fall back price – the bare minimum sales price.
  • Presentation. As a seller, you need to present your home well. This includes gardens, cleaning the home (and the lot) and keeping it clean. You may even need to investigate staging. Either do it yourself or hire a stager.
  • Flexibility. The world seems to be busy and buyers are no different. They may wish to view the property at unusual hours. For example, early in the morning or late in the afternoon. You need to be flexible enough to allow these inspections.
  • Contacts. Preparing a list of local repairers. If the sale goes beyond the offer and acceptance stage, a home inspection will be required and you may be asked to undertake repairs. The faster you can accommodate this, the faster the sale can progress.

A professional real estate agent will help you with some of these tasks, however, you have to have the right attitude to begin with. You will also need a thick skin when it comes to people viewing your home. Some will criticize certain areas while others will talk about ‘what they will do when they move in’.

It’s hard letting go – but if you need to make a sale, you need to encourage that sort of talk – it’s one of the first steps to making a sale. Are you a good home seller?
