MLS Services Both Sellers And Buyers
The Multi Listing Service or MLS is a real estate search engine that services both home buyers and home sellers. This is a factor that both groups need to seriously consider when using the service. There are times when you have to wonder if either group really considers the other.
For sellers, the MLSÂ is one of the biggest providers of real estate information in the country. Who are they providing that information to? Mainly buyers, although real estate agents will use the service to try and find homes for their clients, and for researching properties in the neighborhood before listing new properties. Although it is a real estate agent that generally lists a property on the MLS, they can only list the information that you provide them.
If you consider the needs of buyers, they are looking for as much information as possible. This includes as many photos of the property as possible. However, be smart when taking photos and providing information. Buyers don’t want to see three or four different views of the front, or the main room, for example. They want to see photos of as many rooms as possible. Likewise, information related to local schools, medical facilities, and public transport may well be of importance.
Home buyers need to take a different view of the MLS. Their approach has to be one of caution. Every smart seller will do everything possible to show their property in the best light possible. You are not going to see photos of areas that are require some TLC, for example, and you’re hardly likely to read that a busy and noisy freeway runs just down the road. As a buyer, you need to be aware that the properties you are looking at are often shown at their best – so be prepared for a few let-downs when you see the property during an inspection.
The MLS is a great tool for those selling, and for those wanting to buy, homes. Understand the MLSs position in real estate and you’ll have a better understanding of how to use it to best advantage.

Great point about photos. Just think about what you’re trying to sell and photo graph that. Does a buyer really need to seea picture of the toilet in the powder room?
