Is The MLS Your Best Search Option?
So you’re looking for real estate to buy – or perhaps even considering selling. Where is the best place to find information? The MLS?
The MLS is certainly the most comprehensive database when it comes to real estate listings. That doesn’t necessarily mean it’s the best place to start looking. Often, a trip to your local real estate agent can provide you with more information. Of course, if you’re moving interstate or to a new city, that isn’t always practical.
Generally speaking, when it comes to the amount of information available, and the speed of finding that information, the MLS is a good place to start – but it’s only as good as the search engine delivering that information, and they are not all the same. Yes, they are all searching the same database, but that doesn’t mean they will return the same results.
The Best Home Search Ever (TBHSE) is a good example. You can undertake your basic searches – Zip Code, the number of bedrooms and bathrooms, and so on. However, TBHSE allows you to go beyond those basics and to narrow your search even further. Schools, transport, car spaces and even the number of fireplaces are variables that can be included in your search – and I have only scratched the surface.
They call it The Best Home Search Ever, and they have good cause too as well. For sellers, you can enter in all the details related to your property, hit search, and it will return all the properties in your area that match yours – and their listing price and history. While this is not an accurate gauge for your property, it still gives you an indication of the competition your property is facing.
The MLS is the best search option for most home buyers (and sellers) but it is only as good as the search engine performing the search.
