Almost every home has an issue of some description and, in most cases, these issues can be ‘hidden’, or at least are not evident under normal circumstances. When selling a home, these issues can return to bite you hard. Don’t try to hide them as this can be construed as being deceitful. Just as importantly, think of those issues that only pop up occasionally – in both instances, consider what can be done to repair or prevent them reoccurring.

Weather is the main cause of concern when it comes to issues that are not always evident. As we all know from recent experience, weather can also be unpredictable changing from clear to stormy almost overnight. That change in weather can spring some big surprises on owners and more so on prospective buyers viewing a home. Some of  these surprises include:

  • water in basement
  • leaking downpipes
  • overflowing guttering
  • leaking windows and doors
  • wet and slippery walkways around the home

As an owner who is trying to sell their home, the last thing you need is a for a prospective buyer to see watering collecting in the basement, or being blown under a window sill.  Of course,  there are some prospective buyers who relish the wet weather – they view properties looking for issues with an agenda of using that information to try and knock down the price.

You know your home, you know what issues it may have when the weather changes. If you don’t  fix those issues, they may hurt your ability to either sell your home, or to get a reasonable price. Just remember one thing – the weather can change at any time – is your home up to it? If you’re buying a home, wet weather can help you identify potential issues before you buy.
