One of the worst things a home buyer can do is rush the task. This happens a lot in today’s environment. They put their home on the market expecting it to take months to sell so they are very casual about finding their new home. Time is an important issue in today’s world as well as how often both halves of a couple are working – yet they have to be able to present their home in the best possible way if they hope to sell.

The advice to couples in this situation is to plan – and to plan well. Before putting your home on the market, finish all the little jobs you need to do to make it look presentable. Once your home is on the market, start looking for your own new home.  While time may be limited, most people have their evenings free. This is the time that can be best used to search through the MLS to find suitable properties.

You will find that most real estate will offer to find a home service, some also including an email notification service. These services allow you nominate exactly what type of property you are looking for, and as soon as a property that meets your criteria is listed, you get an email with the details.

As offers start to come in on your property, you can start to narrow down homes that you are interested in. The question is – when should you make an offer? This is up to you. Once you are sure that your home has been sold, which could be as soon as you or the buyer agree on a price, you could start negotiations on your new home. Just be aware that if the sale on your home falls through, you may be forced to proceed with the purchase of your new home without the funds from the sale of your home.

Timing is everything when you are selling a home to buy a home. Plan well and work closely with your real estate agent. Whatever you do, don’t get into a situation where you are pushed for time – people make mistakes in that situation, and when it comes to buying and selling a home, we are talking about mistakes with big dollars attached!
