We’ve talked about buyer’s agents before and how important it is for you to have one. First, you don’t have to pay their commissions. That’s paid for by the seller, so it’s virtually free to use one. Two other reasons you are probably well aware of are:

  1. A buyer’s agent can help you negotiate a better price. Why not use your agent’s negotiation skills to your advantage? You’ll likely end up paying less and your agent can help you structure your negotiating strategy so that you can come up with creative offers that get the sellers what they want while you have the house you want at the price you want.
  2. Then there’s the idea of being well informed about the neighborhood. If you employ a buyer’s agent that is familiar with a neighborhood, she can educate you about all the good and bad things about that neighborhood. A buyer’s agent has no reason to lie to you about these things. If you are looking at two houses in two different neighborhoods, a good buyer’s agent will try to steer you toward the neighborhood that is right for you.

But then, there is one more reason to use a buyer’s agent when purchasing real estate. Can you guess what it is?

The fourth reason is real simple – increased opportunities. The buyer’s agent has access to a nationwide list of homes for sale through the MLS. She can often see properties for sale that you can’t, so by using a buyer’s agent you are also increasing your chances of finding a home to buy.
